Real estate financial analyst with TSM experience

Description: We’re seeking a freelance financial analyst with strong U.S. real estate development modeling experience to support ongoing underwriting and investor-ready summaries. Work is light (possibly 2–5 hours/week, occasional spikes), and you’ll operate within our standardized modeling approach (Top Shelf Models / TSM, or you’re comfortable learning/working inside it). Typical Tasks: •update development pro formas (monthly cash flow) for U.S. projects • Double check the model for Sources & Uses, draw schedules, interest calculations/reserves • Review and ensure correct equity structures (pref + promote/carry; waterfalls as needed) • Run sensitivities (pricing, absorption, costs, timing) and produce base/downside cases Must-Have Experience: • Ground-up development modeling (U.S. terminology and mechanics) • Strong Excel modeling discipline (Inputs/Calcs/Outputs, checks, transparent formulas) • Strong communication in English and quick turnaround on small tasks Nice to Have: • Familiarity with Top Shelf Models (TSM) templates • Experience with multifamily/residential for-sale, small subdivision, or similar To Apply (required): Please answer the following in your proposal: 1. Screening Task (paid): Finalists may be asked to complete a 2–3 hour paid test: create/update a simplified monthly cash flow model from provided inputs and produce a 1-page summary.
